As an expert in the construction industry, I have witnessed the rise of modular construction and its impact on the way we build. One of the most notable examples of this innovative approach is My Micro, a nine-story residential building located in Manhattan, New York. This tower consists of 55 modular units made of steel structures and concrete slabs, all prefabricated off-site at a facility in Brooklyn. This not only accelerated the construction process but also showcased the efficiency and speed that modular construction offers. The use of modular architecture has become increasingly popular due to its ability to provide a quick and organized response to natural disasters.
This was evident in Wuhan, China, where a modular hospital was built in just 10 days to combat the rapid spread of COVID-19. The hospital was constructed using containers joined together by a lightweight steel structure, showcasing the versatility and adaptability of modular construction. Aside from addressing social and growth problems, modular architecture also allows for experimentation and innovation in building design.
Modular construction
is a process where a building is constructed off-site, using the same materials and codes as traditional construction, but in half the time. This is made possible by carrying out on-site and off-site works simultaneously, resulting in faster project completion. As a member of the Modular Building Institute (MBI), I recently had the opportunity to visit Japan and witness firsthand how Nichiha USA, a leading provider of building cladding solutions, utilizes modular construction at their headquarters in Nagoya. The terms “off-site construction”, “prefabrication”, and “modular construction” are often used interchangeably. However, it is important to note that modular construction is not limited to temporary structures. DMDModular, a company that specializes in modular construction, recently completed a major energy-efficient housing project funded entirely by the EU. This project not only showcases the potential of modular construction but also addresses some of the industry's most pressing challenges. Modular construction is gaining recognition and accolades in the industry, with projects such as the New York hospital winning the MBI Awards of Distinction for permanent modular construction. As more homeowners and designers explore sustainable building options, modular construction is becoming a natural choice due to its efficiency and minimal environmental impact. The Modular Building Institute (MBI) is dedicated to promoting and expanding the use of commercial modular construction.
This innovative approach is revolutionizing the construction industry by providing a faster, stronger, and more predictable way of building. At this year's World of Modular conference, Aster Place, a supportive housing building in Canada, won the Best of Show award for its relocatable structures in the social and supportive housing category. Modular construction, also known as volumetric construction, involves assembling individual sections or modules outside of the construction site in controlled factory conditions. These modules can be used to create structures of all shapes and sizes, making it a versatile solution for various building needs. ROC Modular, a company specializing in modular construction, recently completed a permanent student residence for Selkirk College in British Columbia. Aside from its efficiency and versatility, modular construction also has the potential to generate significant cost savings.
However, it is still not widely adopted in the industry. Public sector entities can benefit from cost savings and increased productivity by utilizing modular construction for large-scale projects with repeatable elements such as schools and affordable housing. The advancement of digital tools has greatly enhanced the modular construction process by facilitating module design and optimizing delivery logistics. As an expert in this field, I have seen firsthand how this innovative approach is changing the construction industry for the better. With its numerous benefits and potential for growth, modular construction is undoubtedly a game-changing solution for the future of construction.
